{"id":554,"date":"2019-03-09T10:24:45","date_gmt":"2019-03-09T04:54:45","guid":{"rendered":"http:\/\/www.orionrealtors.com\/blog\/?p=554"},"modified":"2022-04-01T17:12:16","modified_gmt":"2022-04-01T11:42:16","slug":"over-three-lakh-pmay-houses-constructed-using-new-technologies","status":"publish","type":"post","link":"https:\/\/www.orionrealtors.com\/blog\/over-three-lakh-pmay-houses-constructed-using-new-technologies\/","title":{"rendered":"Over three lakh PMAY houses constructed using new technologies"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><em>The Building Materials and Technology Promotion Council (BMTC) under the Ministry of Housing and Urban Affairs (MoHUA) has been promoting innovative housing technologies for affordable housing.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">NEW DELHI: Nearly 16 lakh houses have been constructed under the Pradhan Mantri Awas Yojana (PMAY-Urban) as on Feb 25, 2019. Of the total houses constructed, 20% have used modern construction technologies. As per government data, more than 3 lakh houses have been constructed using new construction technologies to speed up work and meet the government\u2019s target of \u2018Housing for All\u2019 by 2022.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The Building Materials and Technology Promotion Council (BMTC) under the Ministry of Housing and Urban Affairs (MoHUA) has been promoting innovative housing technologies for affordable housing. About 1.2 million houses are being constructed with such innovative technologies in India under PMAY (U) and other state-run schemes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pointing out that the conventional system of constructing houses is time consuming as well as resource intensive, Hardeep Singh Puri, Minister of State for Housing and Urban Affairs, emphasised the need to look for new emerging, disaster-resilient, environment-friendly, cost-effective and speedy construction technologies. \u201cTechnology transition will also address the challenges of constructing large-scale housing in minimum time and cost with optimum use of resources and environment-friendly practices\u201d, he added.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Identification of Technologies<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To fast track construction of sanctioned houses, the Ministry has identified 24 new technologies for mass housing construction. It has further issued the schedule of rates for 11 new construction technologies and building materials for adoption among States\/UTs. In addition, the Ministry also organised the Global Housing Technology Challenge (GHTC) to co-opt internationally acclaimed rapid mass housing construction technologies and help states\/UTs to construct sanctioned houses under PMAY (U) to address the housing shortage in urban areas by 2022.<\/p>\n\n\n\n<a href=\"http:\/\/www.globalhillview.com\/\"><div class=\"wp-block-image\"><figure class=\"alignright\"><img loading=\"lazy\" decoding=\"async\" width=\"400\" height=\"179\" src=\"http:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2019\/02\/banner-11-Copy.jpg\" alt=\"Breez Global Hill View Sohna Gurgaon\" class=\"wp-image-518\" srcset=\"https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2019\/02\/banner-11-Copy.jpg 400w, https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2019\/02\/banner-11-Copy-300x134.jpg 300w\" sizes=\"auto, (max-width: 400px) 100vw, 400px\" \/><\/figure><\/div><\/a>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThere is a need to bring in new practices in the construction industry. In other countries factory made components are used for construction. The components are made in a factory and brought to the construction site. The benefits of this are that you get quality construction. Since India is seismically very active, these new technologies are disaster proof and sustainable,\u201d explained Dr Shailesh Kumar Agarwal, Executive Director, BMTC.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Fast-track construction<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Conventional construction is slow and is not able to meet the present requirements of housing shortage. Therefore, it is important to adopt new construction methods for quality housing and structural requirements. \u201cWhen you are doing everything at the factory, you can get the components to the site and speed up construction. You can build a high-rise building in no time with the help of these new technologies. Right now the cost is slightly higher but it will come down eventually. This is being addressed through GST,\u201d adds Agarwal.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>New Technologies<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Today, a number of emerging technologies are being used for speed, quality and durability of construction at affordable cost. This includes structural and functional requirements as per Indian conditions. Some of the most popular technologies being used in the construction of PMAY housing units are Monolithic RCC, Precast, Moducast Precast Technology and Prefabricated Steel Structure among others.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cTechnology has disrupted almost every facet of the real estate business today. However, creation of the core product is and will remain the most important aspect of this business and advanced technologies are certainly playing a major role. By adopting new technologies like automation in construction, innovative designs, sustainability, use of prefabricated material and online marketing, developers can value-engineer their product,\u201d adds Anuj Puri, Chairman &#8211; ANAROCK Property Consultants.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The initial cost of using new housing technologies may be higher but long-term benefits will
