While Sohna Road is closer to the city centre, New Gurgaon has more affordable housing options. With so many variables at play, one must consider all of them before making an investment decision.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sohna Road, a roughly 21-kilometer-long stretch connecting Sohna to Gurgaon, is home to several popular localities, including Sectors 49, 70, and 71. It is hailed as the next real estate hotspot in Gurgaon, but it is out of reach for many prospective homebuyers. New Gurgaon, on the other hand, is a developing region comprised of Sectors 81 to 95, with Sectors 85 and 86 being particularly popular. While it is driven by low property prices, residents face challenges due to poor connectivity and civic infrastructure. &nbsp;Both regions are growing in their own right, each with their own set of challenges and opportunities for investors. When considering an investment in either of these regions, one must consider all of the following factors:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Types of Properties Available<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According todata, more than half of the <strong><a href=\"https:\/\/www.orionrealtors.com\/residential-sohna-road-listing.html\">Properties For Sale On Sohna Road<\/a><\/strong> are residential apartments. The remaining half consists of substantial amounts of builder floors, farmhouses, and residential land ranging in size from 600 to 9,000 square feet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Residential apartments, on the other hand, account for nearly 90% of the inventory in New Gurgaon. Both regions have a disproportionate share of ready properties, which are in high demand among buyers.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><a href=\"https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2022\/11\/Sohna-vs-New-Gurgaon.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2022\/11\/Sohna-vs-New-Gurgaon.jpg\" alt=\"\" class=\"wp-image-1935\" style=\"width:858px;height:381px\" width=\"858\" height=\"381\" srcset=\"https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2022\/11\/Sohna-vs-New-Gurgaon.jpg 620w, https:\/\/www.orionrealtors.com\/blog\/wp-content\/uploads\/2022\/11\/Sohna-vs-New-Gurgaon-300x133.jpg 300w\" sizes=\"auto, (max-width: 858px) 100vw, 858px\" \/><\/a><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">In terms of configurations, Sohna Road and New Gurgaon both have an abundance of 3 BHK units. Those looking for smaller housing formats, such as 1 BHK units, should consider Sohna Road, which has a higher proportion of such homes than New Gurgaon. Both regions have nearly equal numbers of 2 BHK units.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Capital and Rental Trends<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During January-March 2020, the average weighted capital&#8217;asks&#8217; in Sohna Road were around Rs 6,100 per sq ft. Following the COVID-19 crisis, sales have closed at negotiated discounts of up to 5-10%, bringing average prices in the region down to around Rs 6,000 per sq ft in July-September 2020. Between July-September 2016 and July-September 2020, the average capital&#8217;asks&#8217; on Sohna Road fell by approximately 14%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In New Gurgaon, on the other hand, average capital rates are comparatively low, hovering around Rs 4,700 per square ft (Jul-Sep 2020). Prices increased by about 9% between July and September of 2016 and July and September of 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">During July-September 2020, the average rental rates for 2 BHK and 3 BHK apartments in Sohna Road were Rs 20,000 to Rs 25,000 and Rs 30,000 to Rs 35,000 per month, respectively. The same configuration is rented for around Rs 12,000 to Rs 14,000 and Rs 17,000 to Rs 20,000 per month in New Gurgaon.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Budget-Wise Distribution of Properties<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The majority of <strong><a href=\"https:\/\/www.orionrealtors.com\/affordable-new-gurgaon-listing.html\">Properties in New Gurgaon<\/a><\/strong> are priced between Rs 60 lakh and Rs 1 crore. Sohna Road, on the other hand, has nearly 40% of the properties priced between Rs 1-2 crore. One reason for this is that Sohna Road offers residential land parcels and farmhouses, most of which are priced at or above Rs 1 crore.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are few affordable housing options in both areas, with prices ranging between Rs 25 lakh and Rs 60 lakh. Investors looking for properties priced between Rs 60 lakh and Rs 1 crore can consider <strong><a href=\"https:\/\/www.orionrealtors.com\/eldeco-accolade-in-sohna.html\">Eldeco Accolade<\/a><\/strong>, Central Park The Room, and Ashiana Mulberry on Sohna Road, as well as Godrej 101 and SS The Coralwood in New Gurgaon. Tulip Ivory, Vipul World, and Eros Rosewood City on Sohna Road, and DLF The Ultima, Microtek Greenburg, and Anant Raj Maceo in New Gurgaon, are among the more opulent projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Investment Potential<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Looking at historical price trends, Sohna Road has failed to deliver the expected exponential rise in residential prices following a surge in commercial activity. &#8220;A lot of potential residential demand was taken away from Sohna Road because most MNCs preferred to set up their bases in Cyber City and near the Huda City Centre metro station in Sector 29, owing to better connectivity,&#8221; .<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He goes on to say that in the price range of Rs 60 lakh to Rs 2 crore, homebuyers will find better and more recently built housing options along <strong><a href=\"https:\/\/www.orionrealtors.com\/affordable-golf-course-road-listing.html\">Golf Course Extension Road<\/a><\/strong> than Sohna Road. Such homes provide better amenities at a nearly comparable price and have a higher potential for capital appreciation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The upcoming 21-kilometer-long Sohna Elevated Road, which will connect Rajiv Chowk to Sohna via Badshahpur, Bhondsi, Alipur, and Ghamroj, has the potential to benefit Sohna Road in the future. The extension would relieve traffic congestion and provide an alternate route between National Highway (NH) 48 (near Rajiv Chowk) and the Kundli-Manesar-Palwal (KMP) Expressway. This elevated road, which is expected to open in 2022, will boost property prices in various sectors along Sohna Road.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">New Gurgaon, on the other hand, is still in its early stages of development. The region is set to provide an improved lifestyle to its residents by improving social and civic infrastructure in the form of planned sewerage and drainage systems on a large scale. Furthermore, due to its proximity to National Highway 8 and commercial complexes in Manesar and Gurgaon, such as the Industrial Model Township, the region is expected to see increased housing demand, propelling prices in the mid-to-long term.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;The decision in late 2019 to relocate the Kherki Daula Toll Plaza from the beginning of New Gurgaon to Panchgaon by the end of 2020 will streamline connectivity to the area and will also result in a price increase in the future,&#8221; says Malhotra of Orion Realtors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To summarise, New Gurgaon is an emerging region where improved connectivity and social and civic infrastructure are expected to lead to a reasonable price increase in the future. Sohna Road, on the other hand, is expected to recover as the region&#8217;s transportation infrastructure improves and an increasing number of businesses relocate to the area.
